Vision on Morphett
17 storey mixed use development in the Adelaide CBD incorporating multi-level carpark, street front retail and commercial tenancies and 186 residential apartments.
The site is located near the Central Market precinct and close to the University of South Australia City West campus.
The project brief required a mix of single bedroom, 2-bedroom and 3-bedroom apartments that would be attractive to students and families, in addition to the provision of some high-end luxury apartments on the uppermost floors.
Four levels of secure car parking are sleeved behind commercial and residential uses to activate the street frontages and contribute to the vibrant public realm.
The main building elevation along Morphett Street faces west and the site provided access challenges for the substantial north and south sides. The design proposed a built form that is sculptured and includes embedded balconies and terraces to screen and control the views towards the city skyline and hills beyond the park lands.
A 5-level podium has been constructed from solid patterned precast concrete panels which ground the base of the building and support an elegant residential tower which is set back on the north and south sides. The podium has been framed on the western side in a continuous Corten steel coloured aluminium panel system.
Three levels of Penthouse and Sub-penthouse apartments which utilise extensive full-height windows cap the building.
Materiality, finishes and built form qualities respond to the setting of the surrounding heritage buildings and the retained sections of the recently redeveloped “Balfour’s Bakery” site (which is located directly opposite) in an innovative and contemporary manner.
