Thirty-Seven Level mixed use development comprising 175 secure carparks, nine levels of commercial office tenancies, plaza level community facilities and 287 residential apartments between Level 10 and Level 37.

This mixed-use building enlivens the corner of Grote Street and Penaluna Place, increases housing choice within the CBD and feeds into the adjacent Central Market Arcade. The site is in a section of the city which is on the cusp of being transformed into the City’s premier social and commercial precinct.
The site is surrounded by buildings that are of a fine grain quality with minimal transparency.
This development respects the adjacent heritage places, whilst not attempting to mimic them, and takes its cue from the scale and massing of the surrounding built form, without creating a base which is "blocky" or uninviting.
The widening of Penaluna Place by “gifting” part of the site along this boundary to the City Council improves the traffic flow, and the visibility around the base of the building. Cantilevering the building along Penaluna Place provides shelter in the form of a continuous canopy and clearly defines the different entrance points. Residential and Commercial Lobbies.
The materials and finishes take their cue from the existing buildings that surround the site, and the Central Market façade opposite the site, which dominates the Grote Street frontage.
Traditional red brick colonnades at street level, soft tones for the precast concrete panels, bronze aluminium dragon scale screens to the Carpark and charcoal coloured curtain wall framing are utilised.
Environmental initiatives are incorporated throughout the building.
