Lot 8 Coglin Street

Fourteen level mixed use development comprising eight levels of teaching facilities for Eynesbury College and 25 luxury apartments between level 8 and 13. A rooftop penthouse is provided with expansive terraces over the entire roof level. A full basement accommodates plant rooms, water tanks and general storage areas.

This project comprised the second stage of a large inner-city site development between Coglin and Mill Streets in the Central Market precinct. The first stage delivered an eight-level open deck carpark. – Mill Street AutoPark.

The architectural expression of this significant building is defined by full height exposed structural steel square hollow section framing with high performance IGU aluminium windows trimmed between.


The public realm features double height frameless glass perimeter walls and a structural steel framed colonnade which returns into the south side of the building. 


A five-level feature bay window “pop-out” which is spigoted off from a concealed frame using spider fixings provides the appearance of a floating box.


Environmentally Sustainable Development (ESD) initiatives have been used extensively throughout this building. This included chilled beam air-conditioning systems, high efficiency chillers, LED programmable lighting and WELS sanitary fixtures and fittings.


External materials and finishes included Brighton Lite precast concrete wall panels with the pattern of steel framed members continuing through the panels as a textured concrete finish.
