East End Apartments

Sixteen Level mixed use development comprising Ground Level Retail, 150 Residential Apartments and 122 secure carparks.

This development site presented a narrow street frontage to the northern and southern street boundaries and provided challenges for the more substantial east and west sides. This was of particular importance on the central section of the site.

To deal with this the design proposed a built form that is sculptured and indented to direct views to the north and south and control/filter the views to the east and west. A combination of recessed balconies, corner windows, articulation and strategically placed solar control louvres, have successfully addressed this design challenge.

The materiality and built form qualities respond to the context and setting of the Tucker Street heritage places to the south of the site in an innovative and contemporary manner. This is reinforced by the selection of fair face brickwork at street level and the use of a combination of carefully landscaped features and unit paving textures which break down the scale of the development into smaller elements.

The podium has been finished in a Corten steel finished screen which takes its cue from traditional steel picket screening. The introduction of urban artwork and a trellised low scale structure to the southern residential entry, combined with the creation of a pedestrian link through to Pirie Street, significantly contributes to the pedestrian amenity.

To reduce the impact of the car parking component of the building an innovative KLAUS programmable car stacker system was utilised, which allowed the Podium Level car parking to be reduced from 6 levels to 3 levels.
