70 Franklin Street
Seventeen Level mixed use development comprising Ground Floor Retail and Sixteen Levels of Commercial Tenancies and 15 Levels of Serviced Apartments occupied by Quest.
Connected into and cantilevered above an 8 Level open deck carpark.
This project comprised the redevelopment of a site on the corner of Franklin and Young Streets within the Adelaide CBD and provided a contemporary commercial building targeting a 5-Star Greenstar rating and a 5-Star NABERS rating.
The first stage of the site development delivered an extension to the Young Street Carpark with the construction of 5 additional levels and an increase in car parking capacity from 367 to 750 spaces.
The second stage provided approximately 26,900 M2 of flexible PCA A-Grade net lettable office area over 16 levels.
The serviced apartment component of the building, which was constructed simultaneously, delivered 107 self-contained apartments which are a mix of 1, 2 and 3 bedrooms.
The new building connects into the adjacent multi-level carpark building through a new Basement level and incorporates secure bicycle parking and luxurious End of Trip facilities for workers and visitors. These EOT facilities include showers, toilets, change rooms and lockers.
The architectural expression of this significant building is defined by a mix of full-height high performance frameless IGU glass curtain walls to the office building and powdercoat finished aluminium framed doors and windows to the residential component.
Other external materials and finishes, and the built form qualities respond to the urban context and setting and have been selected due to their durability and low maintenance features.
