This project comprised the redevelopment of a significant site on the corner of King William Street and Gilles Streets within the Adelaide CBD and provides a contemporary commercial building targeting a 5-Star Greenstar rating and a 4.5 Star NABERS rating.
The first stage of the site development delivered an 8 Level Open Deck Carpark sleeved with Commercial Offices facing Gilles Street.
The second stage provided approximately 19,000 M2 of flexible PCA A-Grade net lettable office area over 9 levels.
The architectural expression of this significant building is defined by a strongly articulated 4 level Podium which is framed by polished granite precast panels and “punched-hole” windows with deep reveals.
The podium is separated from the upper-level office pod by a strongly articulated Level 5 inset Terrace.
The upper six level pod is specifically designed in contrast to the strong podium as a neutral horizontal element. The pure façade of point-fixed frameless glass provides the simplicity and elegance essential to allow the strength of the podium to prevail.
High performances insulated glazing units (IGU’s) and glazed spandrels are supported by stainless steel spider fixings spigoted from a light steel frame.
