Bringing new life to iconic Adelaide buildings
This project involved the uniting of two separate 6-storey commercial buildings within the Adelaide CBD and the addition of a further two floors above to create a contemporary commercial facility targeting a WELL Platinum environmental rating.
The existing buildings were completely stripped of all interior fit-out, finishes, cores, roofing and the perimeter curtain wall. New state-of-the-art IT systems and building services are incorporated.
Approximately 8,000 M2 of lettable PCA A-Grade office tenancy area is provided over 8 levels, and a connection into an existing adjacent 5-storey open deck carpark creates secure direct access into the new tenancies.
The design of this building achieved a WELL Platinum Environmental Rating and was delivered as a Carbon Neutral development. Features include direct access to natural light, low energy lighting and HVAC systems and touchless controls throughout.
End of Trip Facilities with state-of-the-art change rooms, secure bicycle parking and locker facilities are also provided for tenants and visitors.
The architectural expression of the dominant north and south façades is defined by serpentine full height glass curtain walls within a panelised perimeter frame. Lightly tinted high performance insulated glazing units (IGU’s) are utilised extensively.
The materiality, finishes and built form qualities respond to the context and setting of this significant building along the eastern end of Grenfell Street.
